What to expect once we accept an offer on our house for sale (aka, Purchase and Sale Agreement, PSA)?

First off, an offer will tell you the terms of the contract. Purchase Price, Closing Date, What Closing Costs Seller Shall Pay (if any), Amount of Earnest Money, Closing Attorney, Due Diligence Period, Expiration of Offer, Special Stipulations. Sellers Property Disclosure, Community Association Disclosure, Lead-Based Paint Exhibit (if house is built prior to 1978), Survey, Financing/Appraisal/Cash Contingencies and any other Contingencies may become a part of the contract as “Exhibits”. Once all parties negotiate and agree to the Offer in writing it becomes a “Binding Contract” and the Due Diligence Period commences.
